Send your plot size, location, floors and a rough brief. In a free consultation we discuss your requirements, budget and how you want to build.

Design
Plans, elevations and 3D, reviewed with you at each stage before drawings are finalised.

Engineer
Footings, columns, beams and slabs, designed alongside the architecture.

Document
Working drawings, reinforcement details and, in Premium, the bar bending schedule and civil work estimate.

Build
Construction management on site, or a construction package priced per square foot.

How are your design fees calculated?
Design consultancy is charged per square foot: Standard ₹40, Premium ₹60 or Construction Management + Design ₹200, calculated on total built-up area. Prices exclude GST (18% extra). See Plans & Pricing.
Is ₹200/sq.ft the cost of building my house?
No. ₹200/sq.ft is our professional fee for design and construction management. If you want us to build, construction packages are a separate product: Basic ₹2,000, Prime ₹2,400 and Luxury ₹2,800 per sq.ft. Compare the two.
Is interior design included?
Yes, in the ₹60/sq.ft design consultancy. For an existing home, standalone interior design is ₹25,000 for a 2 BHK, ₹30,000 for a 3 BHK, or ₹6,000 per space. Interior execution is quoted separately. Interiors.
Do you take commercial projects?
Yes. We work on homes, G+1 to G+4 buildings, clinics, offices, retail, showrooms and renovations.
Do you help with building plan approval?
Yes. We provide professional guidance, drawings and documentation for Bengaluru-area projects. Approval is decided by the planning authority. Building plan approval.
